When people tell me they don't want to sell their house now because they know they are going to have to take a reduced price, I tell them that may be true, but they will do very well on the other side when they purchase another home.

Ask your agent to give you a market comparison of what homes have sold for in the past 3 months. Ask them what their marketing strategies are.
